There are a number of markets within easy reach of me that look good on paper, and I wondered if the BiggerPockets community has any advice about how I should educate myself before purchasing my first property.

@Eric Gamble It seems like it would be prudent to compile some (based on what your strategy is) quick & easy screen out parameters...ie, in said desirable area, if 3 bedroom houses are generally the most in demand by buyers who would buy your wholesale deals, start there...that kind of thing...no 2 beds, no 4 beds, etc.

@Damaine Senior @Mathew Zorn wholesaling is not easy, and in most cases not cheap. 

I guess it will be not an easy relationship between tenants and PM if we go ahead and sign the lease.

@Zach BallouDid you think about electric fire place...low cost and easy to install I know they look a bit modern but can install a nice mantel and some decorative trims around if needed or even some leadger stone panels from floor to ceiling surronding the fireplace would be an option also.Search ebay for electric fireplace for better idea.Good luck

Doing things on your own is not easy Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

This is not an easy thing to do, you might want to start with people who invest in commercial real estate
