I'm glad you've learned some tweaks to make the next round of this even better, but don't minimize the "win" that this one was, both for you, the buyer, AND the seller you served with the cash offer!

The language “from time to time” in the HOA bylaws is already against running a full time STR and they could easily update that to “no rentals less than 30 days” or “no leases less than 6 months”, or even “no rentals at all period”.
