I need some book recommendations

Ive read the book on Investing in Real Estate with Little or no Money Down twice in the last month and am going through it a third time. Just got my Audible credit and need some suggestions on my next read.

I'm pretty new to REI. I live in super expensive CA but I'm wanting to buy and hold elsewhere. I have a little bit of cash saved up and doing some work on my credit too. Due to my lack of experience I'd like to do cash flow in the beginning and later do a flip or two and see how that goes. Any suggestions help! TIA y'all.
