Is rental lease agreement without owner’s address void

Hello, I live in Ohio and owner is not willing to give me full form of their LLC name and address.

There is no full name and address of LLC in lease agreement.

Can I declare it void in small claim court and ask for my rent money back because I’m not comfortable continuing the lease when their is no transparency from owners side?

All I have is LLC initial and phone number of person whose real name I came to know from somewhere else.

Please help. This is going to go in small claim court and I want to make sure that I can terminate the lease on account of false and incomplete owners information in lease agreement.

Thank you in advance!!

Not an attorney, but the Ohio law only says that the penalty for not listing full contact info on the lease is that the landlord is not entitled to certain notices in situations related to 1) witholding rent due to unaddressed repairs and 2) rent being deposited with the clerk or courts rather than paid to landlord.

See section (C) on this page:

https://codes.ohio.gov/ohio-revised-code/section-5321.18

Unless those situations apply in your case, I don't think the lack of contact info on your lease agreement provides you any leverage or ability to waive the contract.
