Idk where your property is but some States might have something like that they allow to be in their policies....it would be new to me.This is a tenant occupied dwelling....your policy should state that.

So is this house simply allowed to maintain 2 legal units and also allowed to do major renovations to both units simply because it is “grandfathered in” - since it’s deemed a 2 dwelling property because of its 2-11 property code, is that it?

Typically doesn’t comply with footing/foundation requirements, vapor barrier in the slab, need to run water to the unit, you’ll need to comply with a number of electrical requirements, insulation, separating the garage space from dwelling and many other requirements.

Also most are highly educated who painstakingly went to college for many years.So at least the world I see counter argues with the world many “gurus” (guys who lecture to sell their books, videos etc) preach which looks down on the cubicle/ 9-5 culture and higher education (not to mention home ownership) but tells people to skip all of that “nonsense crap” and get right into RE as their fastest ticket to the country club.

If you think or assume that the tenant has abandoned the properyt, MAKE SURE that you document the property with photographs or walk through video before changing locks.
