Converting Part of Detached Garage Into Studio Apt

I have a 2.5 car detached garage, and I'm thinking about converting the extra 0.5 of the garage, about 240 sq ft, into a studio apartment to rent out. 

I'm in Bartlett, IL, and I'm interested in hearing any tips for this process. Has anyone else done this before? Any positive feedback, or warnings you could give?

Before you do anything, check with the local zoning department to make sure you can legally do this.

So easy to convert...I converted a garage into a 1 bedroom unit with a laundry room with coin-op laundry attached for other tenants.  It is a darling unit.  Be sure to screen tenants thoroughly, especially since they will be on your property.  I have never had an issue renting it.
