Other landlords have followed suite and it has now become a de facto check list item for students when looking for a rental.In our non-student properties, whenever we affect a major renovation, we wire the unit/building back to a demarcation point in the mechanical room which makes it relatively easy to provide building wide Internet (giving each unit their own private network).

If you are looking for multi-families around that price range I would suggest looking into Delaware County and West Philly.

haha A DST is a Delaware Statutory Trust which is a 1031-exchangeable syndication.

Also interesting they operating in CA but incorporated in DE - likely by design to avoid any CA laws and court system. 

I'm not sure about Missouri since I'm in Delaware but recommend you get a copy of the landlord tenant code for where you are and abide by that as far as notices and how they should be sent (here we must send by certificate of mailing) If you have to use an attorney for your state I would loop them in early so you're sure to do the beginning correctly.Good luck!

@Paul De Luca nailed it on the end - you can definitely enforce a no-smoking policy, but outside of that I am not sure there is much you can do here in Chicago.

Again, it's not worth it to me because you risk getting your property de-listed from Airbnb and they are the 800 lb gorilla in this space.
