If the demand is high for that particular area, I would price it around 5% higher than the highest comp there in the last 90 days, assuming you have the same condition.

At the same time, during the construction period high interest demands are not in the best interest of the deal either.

Soon there will be more renters looking to move, so you should not be desperate and take somebody that short on the move in money.

@Bryan Dracka , I have never been interested in 1 bedroom houses (there may be nothing wrong with them they just don't fit my portfolio) and I don't know Lincoln Park but it should be fairly easy to determine if there is a demand for this type of housing.
