Streets that have long term neighbors, cut grass, nicely landscaping, kids playing in the streets, etc.. 

The grass looks as though it had not been cut in a minute and the foliage is getting out of hand.

So, yeah - the competition will be tough, maybe cut-throat even.My $0.02 ...

Also, the further the property is from Grandview (street that runs along the edge overlooking the city), the less rent you can expect.  

However, while access of online legal forms is easy, it is a double edged sword.

Take a cut of the profit and let them close on the deal and do the rehab.

I don't know no one wants to cut anything they want to find a source for more money.

You'll notice a lot of the BP who are super successful,have tons of $$ and tons of properties, most I've observed are cut and dry-- what's on the lease, and what's your state law on it?  

Do not cut any corners just to make something look better on paper but not in actuality.
