I like using customers/subs on rentals.

Your roommates should be you main concern right now, they are your only customers.

Along with help in all things landlording and making landlord connections (forms, contracts, legal and practical questions) They put out alerts, organize a “day on the hill” each year, have active lobbyist to talk with legislators, will put you in touch with your representatives, formulate talking points, etc...

Hopefully i can find some answers and experiences here on biggerpockets to formulate a decision.

I'm not in love with the idea of offering on this property but finding out how much the needed repairs would cost and seeing if an offer could be formulated based on the ARV and the needed repairs would at least be a good exercise for me.
