Beginner Investor in southern Georgia

Hello everyone,

Been researching alot about realestate investing and wanting to start the journey, been thinking alot on ways to start but it usually ends pretty quickly with the whole needing capital to start. Giving thought on becoming a realestate agent for experience and just banking all commisions while currently employed or wait to build enough equity in the home i have to be able to do a refi or heloc, not sure which direction i want to go yet. Hopefully i can find some answers and experiences here on biggerpockets to formulate a decision.
