New sample was taken and found to be contaminated, when my Realtor inquired from listing agent about the contamination she apologize and stated that she didn't know but her partner knew about contamination and she have some quotes with clean up.

I'm assuming you already have the answers to all of these but they weren't in your post so I had to ask.I agree with Pat, if you can come out of this clean then I would move.

I would have an easier time kicking out a Section 8 tenant, for example, because like cats, they tend to land on their feet :o

Cash flowing deals are easier to find in tough areas, but it takes a special type of landlord to profit in such areas.

If in bathroom, make sure fan is clean, runs, and that its being used while showering and run at least until mirror fogging disappears.

The rental portfolio has been easier to build because of availability in affordable areas.

LOL, US Government....Some but mostly from lending and doing installment transaction clean ups and experience in just doing deals, servicing different contracts.

The properties over 130k seems to attract better customers so you will have an easier time qualifying and closing.
