I looked at a foreclosure a few years ago, and I remember smelling the mold from the front yard.

I liked Lance's "I smell a rat" comment, which in my mind is confirmed by the Seller's willingness to let you believe in overly-optimistic pro forma numbers, such as low property tax figures!

He said here is my problem , it will be 6 months till I get permits and I need it cleaned out , the neighbors 4 doors down can smell it .

It smells of dog urine, there are claw marks on the window sills, roaches everywhere, soap scum/dirt in the tubs/sinks and tile floors, a broken window, and zero yard maintenance....etc, and she has sent me pictures of everything. 

@Adrian Provenza An overdose isn't that extreme, if you've had to deal with a dead body in an STR prior to the overdose. 

The inside of the house smelled horrible and after all the personal items were removed and the carpet and pad, it was better but not completely resolved.

I have a client that has a cozy home that they would love to sell the problem is the smell.  

What this means I think is that there will be lots of opportunities for investors, especially as I believe the hedge funds who smelled an opportunity in rentals during the bottom will look for better returns elsewhere as the market approaches new highs.
