Do the deal based on the available tenant pool to replace the current tenant because you ‘assume’ they DONT PAY on time.

Why would you want the headache of a rental with a pool.

Finish it, put your mind at ease, rent it, fill an empty swimming pool with all the extra cash flow and do backstrokes in it.

I focus on what most others are afraid of, so if you see a way to acquire properties but is seems risky to you, learn about it, and do what is needed to mitigate the risk, I bet the buyer pool is shallower.
