@Michael Baum I use AirDNA for comps, it typically serves as a good gauge as to how well a property can perform in a market based on the performance of similar properties within a nearby distance.

We have a savings that is not enormous but we believe will serve as a good starting point to take on this adventure.

I run potential tenants through the proper screening system, typically first come first serve (my market is stupid hot for renters), and then chose the one that meets all my criteria, passes background checks and references, and finally, my gut check.
