If there is a Realtor, the deposit goes to the listing broker in escrow and forwarded on the date of settlement with certified funds usually carried by the listing agent if they even show up.I'm no techie, but I have not heard of providing funds on line as it would certainly open the door to making such deposit with a credit card and thereby, part of the down payment would then be from borrowed funds which can make financing more difficult.

You don't need to get a license, but such classes will teach you what they can and can not do, what is legal and what is not and how deals are done.If you need someone to open your house, have a relative do it, maybe the neighbor or just a friend, but not a Realtor.

In my area nothing is listed for a price which allows a 2% rental fee. 1% seems to be lucky and I have comps from my realtor for sold multifamily properties for a price under 1% of current rents.
