Possible first deal, wanting to see if this makes sense

I've been lurking on here for a little while and have a deal that may be my first.

I'm a Realtor, working for an investor as a bird dog/realtor capacity. We got a deal at $67k that they now want out of b/c it doesn't make enough for them. Repair costs will be $25k, resell will be $120k. They're saying they need to buy it at $60k to make sense for them.

I've proposed the investor buying it still, the contractor and I going in on the house together (I work with the contractor daily, so we are on a good working relationship) and when the contractor and I sell we give the investor $80k the contractor geting his ~$15-18k costs back to pay subs, etc. and the contractor being paid his $7-10k profit on the deal for his contracting work. There will be about $15k profit on the deal which the contractor and I will split.

Am I missing something that will make this deal not make sense for me? Or anyone for that matter?
