As far as notice goes, I think any city is going to tell you that they provide notice to the property address and/or possibly to an address they have on file due to a rental registration and that's where their responsibility ends. 

Responses with some individual examples would be welcome if members don't mind sharing. 

You the borrower are personally 100% responsible for the payment, the rates are even based of your credit score. 

That would be like judging a Real Estate Agent based on the brokerage he is affiliated with.It sounds like you found an LO who is responsive and an expert in his market so I wouldn't hesitate.

My agent asked me to put myself in the new owners shoes and advised that I consider helping out with damage costs and come up with agreement that I am not responsible for any future liabilities at that house. 

True, you can have any Realtor set you up with auto-emails and searches, but then you're at the mercy of their responsiveness, etc.I'm working on building a portfolio of properties outside of the metro area, and as such, I'm working with an agent who specializes in that target market.

It takes quite a bit of hustle and learning and connecting with other too succeed, but the results make the effort pay off in a big way :)If you don't get that many responses about accepting your free lunch, I would suggest looking up which members on this site live near you and then reaching out to them and offering again.
