Earnest money question from a beginner

Hello everyone,

I just discovered Bigger Pockets and can't believe what a wealth of information this site is!

I'm about to send out my first direct mail marketing campaign and have a question about the earnest money deposit.

Let's say I write the title company a check for 1k for the EMD and then I assign the contract to my end buyer. Is the EMD then credited to the purchase price? If so, how to I get compensated for the deposit- do I just add that amount to my assignment fee or is there a way to write up the contract so I'm not out the 1k. I'm just a little bit unclear on how that would work.
