If you don't have an outstanding FHA mortgage, why don't you leverage that to get a 4 unit in Brooklyn or the Bronx, that would be ideal and create major cash flow and equity creation, plus you can not worry about a property manager and boost your yield.

Facebook groups can be useful for seeing real-time interest in properties (i.e. if your property would be near XYZ college, there is likely a Facebook group for "XYZ Off-Campus Housing" or similar group name that would yield a collection of prospective tenants that are likely expressing interest on other posts within the group.
