Inspections are a little stricter, there has to be a vacant unit, owners prefer cash offers over financed but no drastic hurdles that should stop you.

Multiple times a day -- I'd estimate ten contacts, between the various properties and means of contact.These people have chased my parents (who share the same last name but live in a different state) the same way, although with fewer calls per day.In the last year or two, the volume of calls has become absolutely unreasonable.

I will say this however, we are a successful PMC and we really take no *bs* not from Tenant and definitely not from Owners either —- Our Tenants are our clients and we are the Landlord; as far the Owner is concerned we cash flow their property and make sure it is maintained and treated with respect and that is it regarding the Owner — The property is under contract with our PMC and if an owner ever tried to interfere with our operations as PM or tried to ‘co-manage’ or make unreasonable demands, such as wanting to see a credit report, etc., we would certainly send them packing on their way; in severe instances in which the Owner tried to interject between our client (Tenant) and our operations the Owner would surely be sued for interfering with company operations and breech of contract.

It's overpriced right now and have not contacted the listing agent as those are 2 big hurdles... before doing so, I am just curious if any of you have negotiated on a building with a rezoning contingency and how long it may have taken if so?
