Buying an REI duplex/triplex and live in it for a year

Hi me and wife working on our first REI and I decided to go with a duplex or triplex here in Orlando FL. We were initially going to buy a new built single family home but decided to stop the process to pursue REI and maximize our returns overtime. We researched a lot about it but mostly what we getting is a lot of complications that comes up especially with tax. Is there anybody in this forum that started with a duplex/triplex as a buy and hold in Florida. How was the process specially with financing? How was the experience? We're looking to live in one unit and rent out the other for a year and half to save as much as we can. I believe then will be able to start investing more with more cash in hand. Please if you have started this way please elaborate. Thank you.
