I would also consider areas (neighborhoods) that you want to invest in and place in high traffic areas.

It is not the cost of the money that matters as much as the availability of it.Also, HML will usually have a lower LTV ratio as well.As far as your advertising question, the SEC (which is pretty usless in my opinion, hence Bernie Madoff) will have a problem with us "little guys" making any reference to the word guarantee and will also have a problem with multiple investors on one investment.If you do choose to "advertise" keep it simple and general to drive traffic then give details and make sure you use one investor per deal (don't comingle funds).

It depends on how far the growth is out from it, current traffic counts daily, and a ton of other metrics.There is entitled land already cleared I can buy from developers right now sitting on the front of shopping center projects.
