Finding Private Lenders

Hi all,
I am looking for private money lenders in the Philadelphia area. Does anybody know the rules for advertising for private money lenders? I know there are guidelines you must follow. Not even sure who the governing body is that controls this but I heard there are pretty hefty fines if you try and raise capital in the wrong ways. Any suggestions?

The best way to find "private money" is to call CPA's and Real Estate Attorneys and ask them if they have clients interested in discounted real estate and higher returns. Who knows the players better than the tax men. Now of course they will not give you specific names because of "confidentiality" but they can pass your name and info along so they can contact you. What you do is you will probably talk to the secretary and folow up with a business card and a letter of introduction so she can put it on file. You only need (1) heavy hitter and you are golden. No cost advertising.

Put an ad in the wall street journal.
