Also, the lender originally said they could do 21 day close, and we are now 2months passed our original closing date and had a property fall out of escrow because this lender was supposed to finance it and apparently is not able to finance more than one deal at a time.

I like Vegas because there's never a shortage of distressed product to mine, but I don't like it enough to buy-and-hold even if I had the millions in cash reserves my competition supposedly has for the very reasons proven by the statistics!
