Then as the market shifts and changes as it ALWAYS does in real estate, there little a-b-c plan from so and so starts failing, so they spend more, go from 10K on mailers to 30K, 40K, 100K and it's just throwing good money after bad. 

But, there is certain knowledge and ease through society you have a black man never can.

I Have been  working in the San Antonio market for about 3 years now and have obviously seen a shift with the Interest hikes from a seller market.

There is a sweet spot when you balance the two,  cash and LOC, and as your portfolio, your net worth and your comfort grow you can shift more towards LOC.  

Otherwise they'll shift, sink, and then the doors won't open. 

But it is indeed a fine line between one's property rights and the rights of the society (neighborhood) as a whole.

I have shifted focus though to multifamily commercial (apartment buildings primarily 10+ units, eventually hitting 50+ units, and then long term goal of buildings with 100+ units).

Once the renovated homes are sold and converted to TOHs, then we can shift our attention to the rental homes to renovate and sell those off.  

Support animals are a part of our society but it does not mean that the standards of care for our property goes down.

I worked oil rigs a lot during the summer while going to college, pulling double shifts every chance I got, and working as a water hauler on off shifts.
