Rates/terms depend primarily on the DSCR ratio, LTV, and FICO so it is hard to say without looking at the numbers.

I am working in a couple of 10,000 person cities and looking for very specific types of properties (3-10 or so unit properties).

The best way to find these off-market deals is by connecting with agents and wholesalers who find these deals.. or to start marketing yourself if you have the time and recourses to do so. 

I have other STRs in FL and CO but none overseas as it scares me to be so far away.

Many markets are very competitive so you want to think about where your property falls and how you plan to market, stand out, and get bookings. 

Just so you know they wont be cheap money on the investment property.

I am based out of Broward & Miami-Dade county, so any additional advice specific to them would also be appreciated!
