HELOC lenders for investment properties

who, in your opinion, are the lenders most favorable for HELOCs on investment properties?  Seems like many lenders don't even do them.  Thanks!

Good and honest responses here will sound like this: You're right. Slim to none reliable outlets have this product active right now that is underwritten as a DSCR. There are traditional underwriting investment helocs but very conservative CLTV and DTI is taken into account. HELOANS are an option, but you have to calculate your blended rate and compare that to a new first lien. The cadence these days really is still a first-position cash-out. Only makes sense to consider the HELOAN if you have a rate less than 4ish % - Good luck!
