If you've got some other documentation to demonstrate your intent (conversations with professionals, a rental listing, past history etc) again, time for a chat with your cpa for their okey dokey.   

I am currently in property management for my occupation but I hope to someday go prom property manager to property owner through the BRRRR method, but that takes both money and skill to get great deals. as I am low on both, I was thinking of one of the best ways to increase my skills and earn a little money to save up for my own ventures would be wholesaling.what are your thoughts?

My son has many skills for flipping and I am good with the figures and design. 

I worked 2 jobs as I had the time and opportunity to increase my income and savings to accelerate buying my first home (property).I moved to XXX as the work opportunities and income I could make were better for my skills.  2 Separate Letters.

I don't care if a business is drugs or not...there is a skill to running a successful business.

Being taught about business from folks who lived in academia is practically useless.I’d hope a masters in accounting would give you more specialized skills that would aid with the exam and your career.My 2 cents. 

This is not a "cash out" situation but you don't have to fund the rehab.I'm doing things a little differently in that I'm getting a line of credit (from the 1st mortgage lender) to cash out my equity created.With commercial, it's BRRRR on steroids all at one location and, in many cases, it can be managed by professional management companies.

And if she has, then hopefully you will get to form a good working relationship with a new agent, one who who is professional enough to respect her choice in lenders and happy that she’s already got everything in place to make an offer.
