I plan to discuss with the landlord and propose that either the padlock be removed so I can test and maintain the sprinkler system, or in the alternative - the landlord move the service into his name and tack on a reasonable surcharge to my rent.

I'd advise you NOT to get any more degrees [like I foolishly did] unless it's needed to take some state test allowing you to practice your profession -- like a Juris Doctorate to become a lawyer, BS in nursing to become an RN, or any other field requiring a college degree before taking a state test to enter into a profession..

I created an addendum for tenants for them to be familiar how often they are responsible to check the devise as well as test it and change batteries.

This issue was a test question on the FFA, ATC exam that I had to take in the Army, I'm sure it hasn't changed as the feds love control.Again, as Karen mentioned, our airport was expanded greatly a few years ago one of the results was additional land purchased by FedX away from the airport to expand the distribution center.

That might work to test a market for an immediate re-sale, but doesn't really make sense when you're looking to buy a rental.If the bulk of the $2500 is travel, I think you really need to look at whether it makes sense to invest out-of-area.
