Also remember most sellers in hot markets will chose the closing company IE title and escrow company.. so you don't need that.. if you want an attorney to review docs fine but that's after the fact and also would smack of rookie..

And due to this extreme amount of competition I have seen many new and/or rookie investor get wrapped up in a bidding war for a property where they let their emotions get the best of them and end up paying too much for a property.

Sometimes it's a no-brainer to go 15.As you go along your RE journey and mortgages get paid off, you'll find that little bit of extra cashflow you got by doubling the term of your til death, I mean mortgage, is a rounding error overall.

When I pick up the letter, it is a check for my original investment (no additional 20%), a letter stating the sale was done in error, and a quit claim deed done "on my behalf" by the Thomas County Tax Assessor.
