The same goes for Memphis where we already have a great reputation, but have wanted to begin to buy beyond just the realtor listed properties.I am not sure how many properties you should have or how many you will have, but for me, I have been very happy with the results we have received so far and we are getting the very typical 3-5% response rate on the letters we send...especially after sending the third mailing and beyond.

My brother in law got lured, hooked and reeled in by a 5 yr lower interest hard money, property didn't re- appraise high enough they fed on his bleeding carcas until he could sell.Find reputable HM with proven track record I did 3 last yr without a problem.
