Right now we sold most of our properties and are down to 2 single family rentals.

Good afternoon everyone,I conceder myself somewhat a newbie at this, I currently have 2 properties, 1 I live in the other is rental.

On paper cap rate looks good and I've heard there's a hot rental market, but not sure about in practice and what quality of tenants we could expect.  

We are struggling somewhat with the rental comps.

Did anyone recently purchase a property there and hows the rental market?

We are interested in appreciation, short term/mid term rentals but also tax benefits that come with real estate. 

I have a group of friends that they are looking to invest in Real Estate in some deals together, but we are not clear on how to make sure we structure the partnership correctly.I am  in real estate investing since 2018 where I invested in Single Family on my own and holding rentals as well, but I have never done a deal with partners.

I am not sure what the demand looks like specifically, I would look at the rental market for that data and see if you can command the rents you need to make the deal work.
