Hello - I am looking to buy a SFH/MFH property and give it for Rent in Bentonville, Arkansas. Did anyone recently purchase a property there and hows the rental market?

I'm also in NWA. You can totally get cashflow, but you will have to make it happen by either finding the deal off market, or doing a value add strategy. We have more appreciation in this area (9% last year), and this will only be going up. Some big recent news is Walmart requiring all remote work to now be in person for thousands of jobs. They estimate over 80% of those jobs to come back to NWA.
