What's the risk of running into groups that will destroy the property and if that happens, what would be the solution?

1) ask here we have many people who invest in tax deeds. 2) read the 16% solution very general but will give you the idea.

Obviously this is the absolute last case scenario, and you want to try every solution in the book to make the deal work, but sometimes it is just not meant to be.

At this point, I have found it difficult to find a reliable contractor to rehab my property.  

Hey @Rae Dolan I love a good healthy discussion :-) One great thing is that there's no one solution that's the right fit for everyone. 

Easiest solution may be to place a towel or blanket over the hole and hold it in place with a box or piece of furniture.If you are the Landlord, you need to learn how to repair it or hire a pro: 

As long as you do the research in your market, work with good lenders, and good contractors, when something goes wrong someone will have a solution.

I'll keep at it and report back.Frank, you're in my area so I'll try to get a recommendation from one of my contacts as to a good reliable company - I know lots of rehabbers.
