Let me start off by stating I am an out of state investor who has bought and renovated 6 homes over the last year in Jacksonville. It took some time to put the right team together and everything now including tenant placement is finally working well.

My current issue is with my property management.

PM 1 - Started off OK. Has decent rates and I screened them with a questionnaire I got in the forums here. However, they let one tenant get behind multiple months on a rent. They kept making excuses for them saying I know they'll pay. Now we're in eviction and they're behind several months in rent.

PM 2 - I went with a bigger company that I knew wouldn't make excuses and had systems in place. They have been absolutely GOUGING me on repair costs. They sent "experts" for everything which has been terribly costly. They also bill $11 every time they call the tenant or coordinate a repair. I have not gone 4 days since June without them coming up with more things to bill me for. It's amazing because they are good people but their company is so big, they just pass you on to someone else. They sent a plumber to "fix" my water heater that the temp was set at 95... so I had my contact increase it to 120. Their plumber wanted me to replace the whole tank. I'm currently paying someone $300 to replace 6 $10 blinds from homedepot and replace a screen in a door.

Anyway, I could use some help from some folks who believe in their PM in Jacksonville who is comfortable working in '08. Do you like your property manager and feel like they handle repairs well?
