I'm a wholesaler in Houston and it's been hard to get those great 70% - repair deals.If you're looking for them good luck, but most wholesalers have "regulars" that they know will be buy them with one call.

I agree with @Jon Holdman in regards to that you'll need some cash for maintenance, general repairs, etc… so you might want to wait.Also, if you're not wanting to get a 2nd mortgage to use as your down payment, you could ask the seller what he would take for all cash and then go to that same meeting and see if there is anyone willing to carry the full note.

After deductions for management of 5% (seems low), vacancy rate of 6% (100% occupied now), 14% for maintenance to units, $195 monthly HOA condominium fee for all exterior grounds, parking and h20, sewer, insurance, pool, trash etc.

So I'm 75 days into a shortsale and the lawyers/Wells Fargo are sending me tons of paperwork to sign such as: Arm lengths addendum's, intent to comply with housing maintenance code, cash escrow agreement, Short Sale Affidavit and to close within a 60 day period.My main question is, is it normal to get a housing maintenance and cash escrow account where there are requiring the following:1.
