That's not to say somewhere down the line a property manager wont turn into the better option, but in my opinion I'd have a better idea of what qualities are important when choosing a PM if you've been there done that yourself.

Maybe invest with a high-quality turnkey provider who cares about his reputation and you would never have to inspect :))I am from California and I invest in Florida. 

Plumber  (pre-leak) who had replaced washer shutoff didn't replace adjacent pre-existing low quality connector which cracked (source of leak); this low quality connector wasn't his work so I think I'm on my own to deal with the expense.  

Cindy,If the duplex is owner occupied there are dozens of quality Insurance companies that write a Homeowners policy for an owner occupied 2 family. 

You'll have greater tax benefits and higher change of appreciation due to the size and quality of asset(s) you'll be purchasing.
