If your applicant is self employed and thus doesn't have pay stubs then it would be reasonable to request tax returns.You definitely need proof of income.

As long as you have proof as to why you are around the property (when the police show) I get into properties any way I need to...second story windows, basement windows, Toledo properties commonly have old coal shutes that can be accessed...I use prying a window as a last resort and cannot say I've ever had to kick in a door in seven years and 40 properties.
