Virtual assistants to help with rent collection?

Hey all, I think this could be a great idea or a train wreck. I'm am sure someone has done this and can shed some insight. So I am gaining some real momentum, growing and tweaking my buy and hold RI company. I have an idea to use Virtual assistants to help me collect my rent remotely to help me cut down on time spent picking up rent. I will lay out the basics of my business/situation first. My buddy has apartments as well. He and I have some employees that already do much of the day to day . We have 2 maintenance workers, 2 cleaners/groundskeepers, and 1 person who handles calls. Currently we have trained and developed them to handle most of the day to day regular occurrences . On a regular month the only involvement I have in the business is to pick up rent, and to show/rent apartments. Just like anyone on here I am trying to delegate all tasks possible. Currently I pick up all my rent (this worked fine when I was starting out). So here is the concept I have come up with . Give tenants 3 options to pay rent . 1. Deposit to a checking account directly - commonly used by landlords, tenants bring money to my bank and deposit. 2. Online payment software - find an online software that's inexpensive so a tenant can pay me online. Any suggestions would help for I have just begun my research . 3. Mail PMT to home address so I can deposit myself . This is where it gets interesting . Please note I will NOT be using my staff to collect rent and also note the current phone contact will NOT be assisting with rent collection. 1. Higher a virtual assistant . Train virtual assistant . Set expectations. - recommending VA websites that work well with landlords would be appreciated. 2. Give VA current rent role and contact info for all tenants 3. VA contacts all tenants and let's them know he or she is there only to help them conveniently pay rent . 4. VA has tenant commit to how they are going to pay and when we should expect payment - obviously the first is the expectation. 5. VA follows up with me on conversations 6. VA tracks and works the list before during and after the 1st to make sure all tenants pay and prove via receipt etc. VA then gets my team or myself involved If issues comes up . 7. Rinse and repeat I am sure someone has done something similar and any advice would be greatly appreciated . I think I am going to dive in and try this but I wanted to reach out to the community and see if it has been proven, and also to share this idea for anyone who thinks it will work in their business. Notes: I am in a medium to lower income area and about half of my tenants pay cash the other checks . They almost all have vehicles so they could get to the bank . I am unsure of how some of the tenants would react to the change and if they would take it seriously .

You seriously go knocking on doors to collect rent in 2016? In Georgia you might be met with a gun at the front door.
