@Arthur Picanco, the "50% rule" postulates that on average, the ongoing expenses (not including mortgage) for investment properties will be roughly 50% of the gross rent return.The "1% rule" means that in certain markets you should be looking for properties whose gross rent return equals at least 1% of the purchase price, per month!

I have never heard that ongoing rental income is ever a capital gain and I'm really interested to learn how this is accomplished.

That is typicall where I see the largest challenge.You would then need to get some historical rental data on the home you are purchasing or other comparable properties (if you ned help with this, message me, and I can help point you in the right direction.)If you are planning on going down the Airbnb route (which will probably make you more money) as opposed to the traditional lease route, you need to be aware of the time and hassle trade off.

Not GCs yet though, and ideally I would like to establish an ongoing relationship with a GC, and in fact I could keep a the right crew busy for probably a year right now between the remodels I have lined up.
