We actually got an off market house a month ago in Napa off silverado trail near the middle school but my partner ended up wholesaling it out as the market is risky now so we are only buying lower end (Under $450) homes to flip at this time. 

We could just as easily encounter a crazy shooter in the middle of the grocery store.

People doing drugs on premises, disagreements between tenants, calls from police in the middle of the night, medical emergencies, etc.

Our leads manager works the new leads starting in the morning and then starts working the "calling for more info" that have a next contact date of todayThen she moves to the follow up leads that have a next contact date of today.
