I am beginning to look at Mobile home investing as a way to get started and wondered if anyone had experience in the West Michigan Market.

@Aaron Van Duinen - Looks like I sent you a friend request here four years ago BUT never answered your question and I am sorry about that!  

My deals usually work like this now a days:  I locate a 1990 or later model mobile home in Michigan, Indiana, Illinois, Ohio, Wisconsin or Kentucky and I collect all of the details I can (including pictures if possible) and I negotiate a fair price over the phone.  Then I set up a time to meet with the seller at the home so I can do my inspection.  I then do the REAL negotiating and get the seller to commit to a contract and give them a deposit.  From there-I usually sell the unit while I am on the way back to the office, to a buyer that will never see the home!
