If the properties can debt service a million dollar loan at 12% then the savings at 6% should allow you to build up sufficient reserves where you can weather any bumps in the road thus mitigating the risks that come with a recourse loan.

Build up a nice emergency fund, say equal to six months rent, or at least 3-4K, and you'll be prepared for what comes along.With just a few units, either something really bad is going to happen or its not.

There is no such thing as 100% financing, you may want to partner up with someone on your first deal or going the wholesale route to build up capital for a  down payment or to do a couple of fix and flip deals.

I live in Baltimore Maryland and have two single family rentals currently and have found that it is just two slow of a build up to what my goals are and am really looking seriously into apartment complexes somewhere between 15-50 units I've been looking at a few that have about an 8% cap rate but was wondering what could I look for to see if that's actually a good deal.
