Most people will lose rent payment instructions if you just give it to them.

The tenant can provide you a letter saying what the terms are and there are no hidden or verbal agreements that are not in the lease.

Think my wife might have hidden it.

And the little ugly truth is, the majority of these "turnkey" properties are being marketed at a price well above market value, rationalized and hidden in the "projected" rental income.
