For podcasts I really like the Huse Hacking episodes on Bigger Pockets Podcast and other channels.

Keep in mind these are all old house knob and tube, and plaster walls and Ceilings  and we all know that once you start cutting holes or Channels for the Electrican, plaster is a nightmare to deal with and piece back together. 

It can get messy if they go through both channels in the future.

I need more please feed me more advice.  

Yeah I know, 2 fast food joints it’s crazy, but however I feed my family that’s what I do.

There are just too many people out there with straight cash (or close to it) once a piece of property hits the conventional channels (MLS, craigslist, zillow, etc.).  

I also thought that I will have to develop a relationship with an agent who will send me deals (I know that the best deals go by fast as the top agent sharks feed the best deals first to their top clients who have bought Manhattan property and probably have portfolios)  The question I have now is what is the right strategy to approach the Manhattan market scene.

 - Knob and tube wiring, screw-in fuses, low amperage feed to building - The historical designation prohibits freedom to renovate with modern materials - unlined chimneys - egress does not meet modern code (e.g. window opening size, 2nd egress from bedrooms) - cast iron internal waste or water feed lines - outlets are out of code (GFI for washers, over counters, in washrooms) - hardwired, interconnected fire alarms may now be required - old underground utilities or oil tanks that are not known - dry rot in floors from old water leaks - trees have deep roots that entangle waste lines - nothing, absolutely nothing, is plumb anymore. 

If a PM manages hundreds or thousands of units, they are feeding a lot of work to various contractors/ handymen.
