Entry Level Investor - Current Situation

Hey, my name is Zachary DeLeeuw I work a W2 job making 40 grand a year. I have $20,000 saved up along with 2 cars paid off worth around 15 grand. I have zero debt and live in an apartment with $575 rent.  I have thought about doing partnerships with others to access more properties by having more capital.  Looking to buy a duplex/triplex within the next year or 2.
