I would suggest going to the local Meetups in Orange County and networking there.

Go from there and if necessary, do what @Dave Toelkes suggests and get an attorney in your state to fix it, and maybe start with your divorce attorney handling your paperwork. 

I suggest farm areas the normal buyer doesn't want to buy from. 

Once you get some suggestions, call and vet them.

@Ryan Perrone I'd suggest you be careful with STRs around here for now.

I've seen landlords get stuck with a chargeback on CC deposits and rents for various reasons.Some have suggested a landlord send an authorization form to the prospective tenant for their signature to avoid any shenanigans later.

I still suggest you go the route of just getting references for 3 solid contractors and getting quotes from them.
