NNN lease has you covered for increased expenses because it all passes through to tenant but that rising interest rate IS the primary concern along with tenant default or vacancy.

It's also notoriously picky on the inspection process and has to pass many Govt rules. 

Initially I was thinking long term rental but the market is just not priced that way to have good coc doing that (Max 6%)Recently I ve been entertaining the idea of doing STR to achieve my goal.

Decided to pass given the area.

Another "issue" is that its next to a passanger train track that passes by every 45min.
