Short Term Rental - Newbie Investor - South Florida

I m a newbie investor, I ve read all Brandon turner books, follow Ken mc elroy, read his book too. I ve analyzed a lot of properties for 6 months. I m looking for cash on cash return more than appreciation in south east Florida to start ... Initially I was thinking long term rental but the market is just not priced that way to have good coc doing that (Max 6%)

Recently I ve been entertaining the idea of doing STR to achieve my goal. I wanted to know if you could help me with some things

1 - what is the best so Flo market for newbie for str ? ( I was thinking delray, boynton or lake worth) 

2 - what are the added cost to take into account for str (hotel tax and cleaning and utilities right ?) 

3 - to find out occupancy and pricing, would u recommend using air dna ?

4 - what would be your recommendation of property type to start with (my budget is 250k - 300k) ? 

5 - what do you think of rental arbitrage ?
